A Fullerton ADU timeline is a sequence, not a promise.

Project duration depends on design decisions, consultants, City review, utilities, existing conditions, material lead times, inspections, and changes. A stage map is more honest than an unsupported completion date.

01 · Planning

Resolve the decisions that reshape the project.

Property records, survey needs, intended use, unit type, site constraints, utility strategy, design, engineering, and the responsibility list come first.

The team should record what remains unknown and who is expected to close each item.

02 · Permit review

Submit a coordinated package and track comments.

City review can involve planning, building, fire, public works, utilities, and other disciplines depending on the project.

Correction cycles should be logged against the drawing revision. A response is complete only when the documents and supporting calculations agree.

03 · Preconstruction

Prepare the field before the crew starts.

Confirm permit status, contract scope, selections, long-lead orders, insurance, access, staging, protection, utility coordination, inspection responsibilities, and the first work sequence.

Owners should know what is needed from them and when access or services may be affected.

04 · Field work and handoff

Build, inspect, correct, restore, and close out.

Typical work moves through preparation, underground work, foundation, structure, enclosure, rough systems, insulation, wall finishes, cabinets, fixtures, final connections, and exterior repair. The actual order can overlap or change.

Closeout includes applicable final approvals, corrections, equipment information, warranties, keys, walkthrough items, and a record of what remains.
