Choose the work by what the property can support.

A detached backyard unit gives the new home its own structure. An attached ADU shares part of the main house. A garage conversion works inside an existing shell, while a JADU stays within the home and follows a narrower program.

The right label is only the beginning. We look at how the unit will be used, where people enter, how privacy works, and what has to change in the existing home.

Attached ADUs

New living area connected to the main home, with careful structural and weatherproofing coordination.

JADUs

A compact unit created within an existing or proposed home, with program and facility limits to confirm.

02 · What construction includes

The proposal should describe the whole job.

A building price means little when site work, utility upgrades, permit responses, finish allowances, and repair of existing surfaces sit outside it. We organize those pieces so the owner can see what is included.

During preconstruction, we match the drawing version to the proposal and flag open choices. During the build, changes are documented with their effect on cost and schedule. At closeout, the remaining inspection and handoff items should be clear.

03 · Start the conversation

Bring the address, goal, and biggest unknown.

You do not need a finished plan to call. Photos, rough measurements, a survey, utility information, or old permits can make the first conversation more useful.

If the project already has drawings, tell us the current revision and City status. We can discuss what a construction review should cover before you compare bids.
