Estimate note · Preparation
An estimate improves when everyone prices the same project. Call (714) 515-6245 after gathering the information you have; missing items can become a clear investigation list.
01 · Property file
Collect a survey if available, assessor or permit records, photographs, rough measurements, and information about garages, additions, easements, pools, trees, slopes, and access.
Tell the contractor which facts are confirmed and which are homeowner recollections. That distinction helps prevent assumptions from hardening into a price.
02 · Drawing status
If plans exist, identify their date, revision, consultant set, and City status. Include correction notices and utility correspondence that may change the construction work.
If there are no drawings, describe the intended use, rough size, bedroom count, accessibility needs, privacy priorities, and preferred level of finish.
03 · Bid comparison
Look for design and permit coordination, agency fees, utility work, site preparation, demolition, structure, systems, fixtures, allowances, exclusions, protection, cleanup, and closeout.
A low number with many undefined items is difficult to compare with a detailed scope. Ask what could trigger a change and how that change would be documented.
