Service 03 · Attached
An attached ADU adds independent living space against the main home. The project has to work as a new unit and as an alteration to the building that is already occupied.
01 · Building connection
The design must coordinate foundations, framing, roof lines, exterior walls, waterproofing, insulation, and openings where old and new construction meet.
Existing plans help, but field conditions can differ. A sensible scope explains what will be verified before and during selective demolition.
02 · Daily living
Entry location, windows, patios, sound control, laundry, meters, mechanical equipment, and circulation influence privacy.
We also consider how construction affects the main home: dust barriers, temporary closures, service interruptions, work hours, and secure access.
03 · Systems
Electrical capacity, sewer route, water supply, heating and cooling, ventilation, fire separation, and drainage need a joined-up plan.
A short physical distance to an existing line does not confirm that it can serve the proposed unit. The right people must verify capacity and code requirements.
04 · Proposal details
Ask the bid to identify demolition, temporary protection, structural connection, roofing, exterior matching, systems, interior finishes, and repair of disturbed rooms or yards.
Clarify who owns design revisions, City comments, utility coordination, selections, inspections, and written changes.
